* Full service / full time real person emergency 24 hours /7 days a week
by a property management professional.
* Rental Application process on all potential tenants (Credit, reference, &
limited criminal background checks, verifiable documents).
* 1st, 2nd & Eviction notices sent within 15 days for non-payment of rent.
* Monthly cash flow statement with copies of expenses deducted from
rent and/or any other income collected.
* Year End Financial Summary along with 1099-MISC form for taxes.
* Periodic property inspections to ensure maintenance of rental unit.
* Contractors, handypersons, pest control specialists, plumbers,
electricians, janitorial services available thru network of vendors.
* General Excise Tax reporting & filing at no extra charge, deducted from
monthly income.
* Internet & publication advertising of available rentals.
* Fee for services - 20% of new tenant's first full month's rent, and 10%
thereafter deducted from total income. Please ask about our special
discounts.
* 10% Fee for Coordination of major work/repair/renovations between
owner and contractor for any job totaling $5,000 or more.
